Foreclosure Trackers - Gold Sponsors

Friday, May 1st, 2009

Thank you Foreclosure Trackers for being pat of I Survived Real Estate 2008.

More Information on Foreclosure Trackers: http://www.foreclosuretrackers.com/

Foreclosure Trackers, Inc. (”FTI”) is a true one-stop foreclosure investment center that gives its members the data and education necessary to succeed.

Foreclosure Trackers was the vision of two investors: CEO Robert Lee and President David Phelps. Frustrated with the amount of time they were spending gathering information instead of leveraging into deals, they began collecting property data into a single database. Amazed by the amount of time, money, and energy they were saving by using such a resource, both investors realized that other investors could benefit just as much from their hard work.

Today, www.ForeclosureTrackers.com is the internet’s fastest growing website for anyone looking to purchase a distressed property or a defaulted mortgage. The website’s powerful combination of proprietary data, professional-grade products and services, and top-notch education makes it an invaluable tool to both the novice and the professional, and to both homebuyers and real estate agents. We can vouch for the quality of our products and services, because we use everything on FTI’s website ourselves.

The strength of our data comes from the fact that we process and aggregate it ourselves, unlike our competitors, who merely publish incomplete data. With an FTI membership, you have the confidence of knowing that your information is days old—not months. We also make it easy to get mortgage lien information, actual property photographs, images of the Notice of Default and Notice of Trustee’s Sale, and more, and it’s all in one convenient location. FTI is the only website where you can obtain everything you need to accurately determine a property’s value and make an informed purchase decision.

What makes FTI different from our competitors is that we place every one of our members on a path to success. It is not enough that our members have access to the most detailed property information on the internet—we want to show them how to profit from the market by using that information. From our informative, free 90-minute previews and Home Study Library to our Interactive Intensive 2-Day Training, there’s a level of education that fits everybody’s needs and skill level. Simply put, we’ve made it our mission to give both the beginner and the experienced investor the tools they need to invest successfully.

Elite Auctions - Gold Sponsors

Thursday, April 30th, 2009

A very special thank you to Randy Grigg, Mike Grigg, Rick Werner, and Connie Waddel from Elite Auctions for not only being Gols Sponsors but for also helping Tommy Williams with our auctions during the program. With their help, I Survived Real Estate raised another $3,000 for the cause. Thank you Elite Auctions!!!

About Elite Auctions:

Elite Auctions was formed out of a need to sell residential real estate more efficiently. The owners of the company are investors who buy and sell property, primarily single family homes.

Obtaining the highest price in the shortest period of time has always been their priority. In traditional sales, where property is listed with the hope of attracting a buyer using the MLS and a sign in the front yard, the owners found that in most markets it takes much more to get the job done quickly. “Many times we had vacant houses that were fixed up. It was critical that our carrying costs (interest on acquisition costs, labor and materials for fix up costs, insurance and property tax expenses) be reduced by selling and closing as soon as possible after the rehab was completed.

Before we assisted others in selling their property, our own real estate was used as “guinea pigs.” After two years of selling our property using the auction method and after tweaking and adjusting our marketing program, we felt comfortable selling for others.

Our goal was to sell real estate quicker and more efficiently without sacrificing the net amount our clients receive at closing (compared to the traditional list and sell method).

Several of our clients are Realtors who make their living selling real estate. Due to the fact they come to us to not only sell their own properties but also properties for their clients, we must be doing something right.

Many people think when a property is offered for public auction, the resulting price will be much lower than if it was offered at a listed price. More than likely if the property is listed at exactly the right price the marketplace is willing to pay, and the market is properly reached, the property will most likely sell quickly. The problem is most properties are not listed at exactly the price the market is willing to pay.

Appraisals and comparable sales are just guesses. Unlike a bar of gold or a share of stock, where price is set daily by supply and demand, any piece of real estate has its own unique value. Its price has little to do with value, people make value. Real estate is worth whatever people will pay. The auction method, together with our state of the art marketing program, where much more than the MLS and a sign are used to attract buyers, allows the price to match what the property is really worth. By creating both urgency and emotional competition using the auction method, we’ve found our clients avoid selling too cheap or sabotaging a sale by listing at a price too high.

Hopefully this gives you some insight into how our service is designed.
